The Evans Road neighborhood understands Kanuga Conference Inc's desire to support Spirit Cove's goal of establishing a Headquarters Ranch to coalesce its operations and to broaden its animal therapy programs for troubled people in many fields including first responders and other front-line workers. We hope it succeeds somewhere, however locating it at the far edge of Kanuga's land and right up against our quiet, rural, residential neighborhood has drawn objections from most living in the area. We want Kanuga and Spirit Cove to achieve their laudable goals, AND we want to preserve the peace and beauty of our home environment.
Kanuga has 1400 acres of contiguous, mostly empty wooded land. They propose to locate Spirit Cove at one of their most distant corners, far away from their own operations and just against neighbors' homes. The Evans Road neighborhood has asked Kanuga and Spirit Cove to please be courteous enough to locate this development away from us on any of the hundreds of acres available.
This is Kanuga's development design for 16 acres at the corner of Evans and Kanuga Ridge Roads.
This annotaed version of Kanuga's site design shows staff housing with dog lots (blue), a new entrance road (dark red), and the commercial building immediately adjacent to neighbors (light red), with their pasture land (yellow) on the furthest side surrounded by their woods.
In an effort to find a win-win compromise, the Evans Road neighborhood has told Kanuga and Spirit Cove, if they must develop at a far corner right next to us, we would support their undertaking if only they would "flip the plan" to put the pastures against neighboring residential land, place the staff housing and dog lots further away against Kanuga woods, and enter the development from an existing road near the opposite end of the development tract. No response has been heard to that alternate solution.
The neighborhood provided Kanuga and Spirit Cove a second alternative design to "flip the plan" to compromise with our concerns. It places some pasture against us, leaves the commercial building as designed initially, moves staff housing and dog lots away from us, and again enters the development via the existing nearby road. No response on this compromise design yet either.
