To build a mental health treatment facility for people who have issues including PTSD, work related stress and substance abuse.
The total facility will be about 16 acres with a commercial building, residential lots and a pasture per this annotated site plan.
This is difficult to answer since this is the first facility they have ever opened. Their treatment model in the past has been taking therapy dogs to hospitals, schools, and clinics; not bringing the patient to a facility. However, they are building a 4,000 square foot therapy center, an arts cottage, a six-stall horse barn, pavilion, gardens, pool and at least two homes. At the low end, even if they treated just 40 patients a day this would be more than 5,000 patients a year. Some of Spirit Cove’s literature envisions an increase of 35,000 new patient encounters per year.
The nearest medical facility is Pardee Hospital. It is 7.7 miles away. Spirit Cove has no plans to have licensed medical or psychiatric personnel on site.
One’s house is usually the largest investment a family makes. You buy a home not just for its features, but also the neighborhood surrounding it. You rely upon current zoning to protect your home. If you wanted to live in a commercial area you could build your home there, but this is a rural residential community. The intentions of commercial development are contrary to the goals of a residential neighborhood. A commercial development wants more traffic, neighborhoods want less traffic. A commercial development wants patients or clients, while neighborhoods want friends who know the names of their children. Safety is a top priority for neighborhoods, production profit is the main focus of businesses. The two don’t mix, which is why we oppose re-zoning. There is also the well-founded fear that if you allow the first commercial rezoning, more will follow, and soon your neighborhood is gone.
We are not. The Evans Road neighborhood is a caring and sympathetic community. When we discovered what was proposed, we tried to work with Kanuga and Spirit Cove. We suggested modest changes to their plans – like relocating the entrance from the middle of our neighborhood to an already existing road just south of the property. This was rejected. We proposed relocating pastures so that they bordered our neighbor’s property instead of parking lots, dog lots, office, staff housing and a new road. This was rejected.
Kanuga owns over 1,400 acres of wooded land and we pointed out other land that could be used which was not in neighborhoods and only affected Kanuga property. This was rejected.
The question should be why are Kanuga and Spirit Cove opposed to working with the neighborhood.?
The short answer is no. Please see answers above for how we reached out to Kanuga and Spirit Cove to protect our neighborhood, only to be rejected. Ironically this question should be asked of Kanuga. They could have sold property to Spirit Cove that was adjacent or very close to their home operations, but instead they have proposed to sell land that is as far away from their home base as possible and still be on Kanuga land.
